Terms and Conditions of Service

ThreeQuotes is operated by Company legal name and registration number ("we", "us"). "Platform" means this website and the email messages and tools that go with it. "You" means the person or organisation using it, whether as a property manager, a contractor, or a visitor.

If you use the Platform on behalf of a JMB, MC, company or other body, you confirm you are authorised to bind that body to these terms.

Property managers post tenders and award work. Contractors create a business profile and submit quotations. You must give accurate information, keep your login details confidential, and tell us promptly if someone else uses your account without permission.

You must be at least 18 years old and legally able to enter contracts in Malaysia.

You are responsible for everything done under your account and for the tenders, documents, quotations, questions and messages you post. Do not upload anything you have no right to share, and do not post false, misleading, unlawful or infringing material.

You keep ownership of the documents and information you upload. You give us permission to store, process and display them only so the Platform can work — for example, showing a tender and its Bill of Quantities to contractors you invite, or reading a document so its line items can be filled in for you.

You decide the scope, the closing date, the tender document fee if any, the evaluation criteria and who is invited. We show your tender to the people you choose and, if you opt in, on our public listings page. You are responsible for running your tender fairly and for complying with your own management corporation's rules, and with the Strata Management Act 2013 and its regulations, where those apply.

Listing a tender, a contractor or a quotation is not a recommendation or guarantee by us. Check licences, insurance, track record and financial standing yourself before awarding work.

A quotation submitted by a contractor is an offer from that contractor, not from us. Awarding a tender creates a contract between you and the contractor. ThreeQuotes is not a party to that contract, does not carry out the work, and does not supervise, insure or warrant it.

Payment for the actual work is arranged directly between you and the contractor. Disputes about the work, its quality, its price or delays are between you and the contractor.

Where a property manager charges a tender document fee, the fee is paid by bank transfer to the account the manager states, and the contractor uploads proof of payment. The manager decides whether to accept that proof and release the tender documents. We pass the information along; we do not collect, hold or refund the fee, and we are not responsible for whether a fee is refunded.

ThreeQuotes is free to start. Any paid plan, commission or charge is stated on the relevant page before you agree to it, and is billed to the account that accepts it. Paid plans, rates and billing terms, if any

You agree not to:

• use the Platform for unlawful, fraudulent or deceptive purposes;
• post a tender with no real intention of awarding it;
• submit quotations that are collusive, cover bids, or knowingly wrong;
• harvest contractor or manager contact details for marketing;
• interfere with, probe, or load the Platform unreasonably;
• impersonate another person or organisation.

Parts of the Platform rely on third-party services — document reading and comparison, business listing searches, email delivery, and website hosting. Their own terms may apply to those features. We are not responsible for the accuracy of third-party business listings or for information taken from public sources.

The Platform is provided "as is". We do not promise that it will be uninterrupted, error-free, or that any tender will receive a particular number of quotations, and we do not guarantee the conduct, licences, solvency or workmanship of any contractor or manager.

To the extent the law allows, we are not liable for lost profits, lost opportunity, lost data or other indirect loss, and our total liability for any claim is limited to the amount you paid us in the 12 months before the claim arose (or, if you have paid nothing, the amount stated below).

Liability cap for free accounts, if any

Nothing here excludes liability that cannot lawfully be excluded, including fraud or death or personal injury caused by negligence.

You can close your account at any time. We may warn, suspend or close an account, or remove a tender or quotation, if we reasonably believe these terms have been broken, the account is being misused, or we are required to do so by law.

We may update these terms. If a change matters to how you use the Platform, we will tell you — by email or on the Platform — before it takes effect. Continuing to use the Platform after the change means you accept it.

These terms are governed by the laws of Malaysia, and the courts of Malaysia have jurisdiction over disputes arising from them.
